To purchase a home in Orlando you don’t need a new survey unless you are getting a mortgage or you want Title Insurance. However, even if you are paying cash and the house has been surveyed befor, it makes sense to get a survey.
Firstly you need to remember that there are many different types of survey. The main type is a fully certified survey for the purpose of buying residential property in the State of Florida, which will clarify the boundaries of the property and highlight all of the elements of the property including the house, driveway, decks, fences, sheds, and any other structures. In addition it will show the electricity pathways, drains, and sewers.
You should ensure that you do not receive a rehash of an old survey as that may not reveal any new issues which have happened since the last survey was done, new outbuildings, or the neighbor may have moved his fence for example. As an average of around one out of every hundred surveys in Florida highlights a major issue which was important enough not to go ahead and purchase the home.
In order to choose who to ask to carry out your survey, it is best to ask your real estate agent who they would recommend. Make sure you feel comfortable with your surveyor and tell them in advance of any particular issues which you are concerned about.
If you decide that you do not require a full survey, then an Extended Title Insurance Coverage Survey is there to supply a title company and a mortgage lender with survey and location data which is needed to register title on the home by the American Land Title Association or to provide Extended Coverage Title Insurance.
And finally there is also a Boundary Survey which lays out the boundary lines of the property.
